Existing shed wins variance approval

Zoning Board of Appeals · Meeting of May 28, 2026

NY CARMEL — Carmel Zoning Board approves variance for unpermitted 30-year-old shed. Elizabeth Zimmer of 11 Daisy Drive won approval to retain the structure after her real estate agent noted it would complicate a home sale; the shed required variances of 5 feet 6 inches on the side and 5 feet 8 inches on the rear against code requirements of 10 feet. Board members found it well-screened by fencing.

Three additional applications—a dog kennel conversion, a martial arts studio-to-daycare conversion, and a 24-unit residential use variance—were held over for future consideration. Chairman John Maxwell thanked retiring Building Department Supervisor Mike Carnazza for 25 years of service.
