Planning Board approves Carmel Residential; denies Liberty Bell Trucking

Planning Board · Meeting of January 8, 2026

NY CARMEL — Carmel Planning Board approves residential development, denies trucking application. The board unanimously adopted a revised Negative Declaration for Carmel Residential at 119 Seminary Hill Road, a 40-unit project with one additional unit from the original proposal. Water, sewer, and traffic consultants confirmed negligible impacts.

In a separate unanimous action, the board denied Liberty Bell Trucking Co. Inc.'s site plan application and referred it to the Zoning Board of Appeals. The applicant, represented by Paul Lynch of Putnam Engineering, had not adequately addressed board concerns.

The board also approved Bunyea Subdivision sketch plan for two lots.
