NY CARMEL — Carmel Planning Board votes to recommend denial of Hudson Hounds zoning variance. The board moved unanimously to recommend that the Zoning Board of Appeals deny a use variance for a residential pet daycare and boarding facility at 212 Union Valley Road in Mahopac, where such uses are not permitted in the Medium Density Residential district. Board member Raymond Cote moved for denial with Vice Chairman Robert Frenkel seconding.

Owner Aaron Pozit stated the business has operated since 2016 with minimal neighborhood impact, but Chairman Paeprer objected to granting variances in a residential zone.
