Zoning Board approves nine variances; denies large garage, continues dog kennel

NY CARMEL — Carmel Zoning Board approves nine property variances for residential improvements. Chairman John Maxwell and Vice-Chairman Silvio Balzano led the board in approving setback variances for nine structures including pergolas, decks, additions, sheds, gazebos, and arbors, mostly by unanimous votes. In a more restrictive move, Balzano moved to deny a 50-by-20-foot garage variance for Manuel Myancela on Old County Road but approved an amended porch variance, reducing the requested setback variance from 37.17 feet to 33.17 feet.
The board approved an interpretation for Entrance Way Partners to subdivide an approved 1930s development lot and held over a contested dog kennel application from Joanne McConnell at 605 Union Valley Road after neighbors objected to impacts on water usage, septic systems, and traffic safety.
